    Further to the passing of the Building Safety Act last year, Gateway Two which requires Building Control Approval by the Building Safety Regulator before construction work can begin and Gateway Three, which requires a completion certificate to be issued by the Building Safety Regulator are both expected to come into force on 1 October 2023. 

    The Passive Fire Knowledge Group (PFKG) www.pfkg.org is a group of ten tier 1 contractors who together with The ASFP, BESA and FIS have set up a knowledge group to try and resolve passive fire protection issues – majoring on good and early design.

    Installing and maintaining life safety systems in compliance with a building’s occupancy type is required by fire codes and follows legal requirements globally. Proving that all your building's detectors have been tested can often be challenging, especially in restricted areas within buildings, such as hospitals, prisons, universities, hotels, data centres, along with others. Furthermore, inaccurate testing due hard to reach detectors, or those in ceiling voids can result in untested devices – jeopardising the buildings’ overall fire safety. New technologies from the fire industry are seeking to solve these issues by digitalising the process; creating audit trails to prove that your sub-contractor has completed a full functional test of the fire system.  The added automation also allows the whole testing process to take place without downtime or disruption that manual testing brings with it. Digitisation and automation of these processes help service providers and building owners in many ways, including saving time on site, reducing building disruption, providing real-time updates on Test and Inspect progress, and improving life safety performance by validating that the entire system works as intended and has been tested to code.

    Pressurization is the only smoke control system that is acceptable to be used to discount a stair provision in Approved Document B and can be used to replace almost any prescribed solution for protecting staircases, for example Natural AOV's, Natural Shaft Systems or Mechanical Shafts systems, often known as MSVS. BS 9991 is currently being updated, but is likely to recommend pressurization for single stair residential building up to 30m, the alternative being two stair systems. Pressurization has been around for many years and is regarded as being the best possible smoke control strategy to keep stairs clear of smoke so why hasn't it been more popular? This presentation will discuss this and outline the requirements for pressurization systems, their limitations and what implications and benefits they can bring when introduced into building design.
