While many assume that fitting alarms to walls or ceilings is enough, true compliance requires a full lifecycle approach: design, installation, commissioning, testing, handover, and routine maintenance. Getting each stage right is crucial for both life-saving protection and legal accountability. 

Compliance standards 

Across the UK, BS 5839-6 sets the benchmark for domestic fire detection and alarm systems. This standard is particularly relevant for social housing, private rental properties, houses in multiple occupation (HMOs) and new build developments. It provides clear guidance on system design, installation, commissioning, and ongoing maintenance, ensuring fire detection solutions are reliable, properly installed, and capable of protecting lives. 

Installation alone isn’t enough 

Using certified alarms is only the first step. Even the most advanced alarms depend on correct installation, testing, and environmental considerations.  

Clause 23.3n of BS 5839-6 stresses that testing and commissioning are fundamental to system effectiveness. This ensures that: 

  • Detectors respond to test stimuli correctly 
  • Interconnected devices communicate properly 
  • Primary and backup power supplies meet performance standards 
  • Alarms transmit correctly to receiving centres if needed

Testing for real-life conditions 

Performance can be affected by factors such as detector placement, proximity to heat sources, ventilation, light fittings, walls, beams, and ceiling height. Rushing or skipping testing can compromise safety, create legal risks, and reduce the system’s life-saving potential. Ensuring compliance, correct placement and testing is essential.  

Collaboration is key

Specifiers and raising safety standards 

Specifiers have a unique role in raising safety standards. In 2021, British Approvals for Fire Equipment launched third-party certification scheme DS301 to enable those who design, install, commission and maintain Grade D fire alarm systems to demonstrate competence, providing assurances of quality and compliance.
